Availability at Villa Panorama

Although Villa Panorama is listed with most major rental websites (HomeAway, AirBnB, Booking.com, TripAdvisor, and more...) they all charge a commission, and sometimes even a double one (the guest and the host). If you book direct with us, you save the commission, and you get a little bonus effort from us towards securing your holiday at a lower price.

Furthermore, during the 2020 Covid pandemic, apart from AirBnB who have been exemplary and supportive, most agents have resorted to aggressive positions towards their clients and partners (the owners). Here is the typical reply of the agent when things started to get out of control: "Dear... You won't be entitled to any compensation as the reason for your holiday not continuing is outside of our control." One agent even asked us to pay them back nearly double the deposit paid by the guests, probably seeing this as a just compensation for their total incompetence. At Villa Panorama, despite having secured all our 2020 bookings by January, we have taken the decision to refund our clients at 100% if they could not come because of borders being closed, or find alternative arrangements where possible, such as moving the bookings to the next year. After what happened in 2020, if you still think that you are better protected by booking through an agent, we would like to ask that you think again and check the true facts.

If you'd like to book direct, you can either use the contact form below or call Eric on +44 (0)7919 44 82 46. If you still prefer to book via a third party platform, then you are still welcome (although it must be said again that you will pay more for this privilege). At the moment (it may change as it is outside of our control), we have preferences for either AirBnB or HomeAway, which are the best platforms in terms of low fees and security, and which are the only ones who have offered support to guests and owners during the crisis.

When booking direct, before you make any payment, you will receive from us a pro-format invoice with all conditions attached. You then have a few days to pay the deposit. We will confirm your booking as soon as the first payment is received. We take 40% booking deposit by bank transfer, then the balance 2 months prior check-in. There is also a €1,000 breakage deposit which is refunded a few days after check-out.

In general, our prices are all inclusive (pool heating, jacuzzi, electricity, water, internet...) and this is clearly stated on the pro-format invoice. Only small stays (up to 4 nights only) will bear an extra fee for compensating partially our cleaning costs.

We operate under a short stay license granted by Junta de Andalucia, under number VTF/MA/12071. This license grants us a maximum capacity of 15 adults, or 16 guests including children. Our standard prices are established on the basis of 12 guests (toddlers under 3yo do not count, children under 10 count half). Above 12 guests, the pro-format will show a small extra cost (per guest per night).

Finally, please be aware that we operate on a first come (ie first booking paid) first serve basis. The villa has been operating as a holiday retreat for many years now, and is generally in high demand. In general, 60-75% of the season is booked before the year starts, and the most in -demand summer weeks are frequently booked 12 months in advance.
